Why financing comes before viewings
The common order is to search first and ask about financing once something suitable appears. The recurring result: weeks of viewings outside the achievable range, or the right property going to a buyer whose file was already in order.
The better order is the reverse. Knowing your range before you start narrows the search and speeds it up, and it turns your offer to a seller into a serious one rather than an enquiry.
What determines your range
- Income and its nature. A fixed salary is read differently from variable or self-employed income.
- Existing obligations. What you already pay monthly reduces what you can carry — the line that surprises most people.
- Employer, length of service, and age. These shape the available term, and the term shapes the instalment.
- Credit record. Reviewed by the financing entity, and past arrears show in it.
- The property itself. Type, age, legal standing and valuation. Financing rests on the asset as much as on the person.
An indication is not an approval
This distinction is worth stating plainly. The approximate figure you get early on is an indication, based on what you have told someone. A formal approval is issued by the financing entity after it reviews documents and values the property, and it can land above or below the indication.
Do not commit contractually to a seller on the strength of an indication. Make the offer conditional on approval, and put that in writing.
What to prepare in advance
- National ID or residency permit.
- A recent salary certificate, or proof of income if you are not salaried.
- Bank statements covering the period the financing entity asks for.
- A statement of existing obligations, where you have any.
- Property details and title document, once you reach that stage.

The financing decision stays with the licensed entity. The purchase decision stays with you.
